What defect should you look for before making that offer on your dream home?

When we buy a home, sometimes we are quick and lucky enough to spot defects that allow us to negotiate a better price. Other times we may only discover the various issues a property can present after we've signed the deal. Rather than stumbling upon them after the fact, here are some common tips for the distinguished homeowner.

 

One: Inadequate ventilation

Also known as airflow management, good ventilation reduces dust build-up, filters out bad odours, and reduces your pollen count. Make sure that your bathroom windows are kept open as often as possible, to ensure that your doorways and window frames are not blocked or clogged with dust. You might want to use fans, air conditioners, and dehumidifiers to properly clean and circulate airflow in your home.

 

Two: Plumbing problems

Besides making sure that all your taps and faucets work properly, having access to a drainage cleaner and a sound understanding of what not to wash down your drain, will help with dissolving build-up. It is also imperative to know where you can DIY your plumbing, and where it's best to leave major projects to professionals. Be aware of your home plumbing, where your drains are, and how to access them. Some fixes simply require a quick declogging.

 

Three: Electrical Issues

When experiencing any electrical issues, be sure to check your main circuit board for any trips, then, check your plug points, stove, and other appliances. Be sure to pay attention to your monthly electricity bill. Sometimes your items may work but not properly. If you're experiencing this, it's probably where the main fault is. Your property may also have an earth leakage so get that rectified by an expert electrician as soon as possible.

 

Four: Outdoor Drainage

Part of home maintenance is being sure that your garden area and the perimeter of your home are not showing signs of problematic water build-up or dampness. Sometimes these issues can manifest near your kitchen, bathroom, or wherever your outlet pipes are. Look out for wide sloping plains in your garden where water may be building up and not adequately flowing away from your house. Be sure to check all your gutters and that your downspout isn't too short or filtering into your flower beds where mulch can build up. Again, leave the heavy DIY to professionals if you're not able to fix it yourself.

 

Five: Roof issues

Annoying and frustrating, be sure that you have no leaks filtering through your ceiling and onto your floor. Check that your insulation is also laid properly as this can lead to a myriad of issues down the line. Confirm with a building professional if you're unsure about it. Blistering in your ceiling can be caused by poor ventilation so make sure you have adequate airflow. You need to make sure that there are no access points for Animals to enter the roof and cause havoc. Nine times out of ten, these little critters are the main problem. They can cause a stink and also erode the ceiling so be sure to manage airflow as discussed before even if your roof and ceiling are fine.
