Tips for Staging Your Home for a Quick Sale

Staging your home refers to a method of preparing a property for sale in the real estate marketplace. Staging is designed to showcase a home's best assets, impress buyers, and sell it quickly for the highest possible price.

All sellers want to sell their property as quickly as possible, so it's worthwhile investing the time and effort into staging your home perfectly. Real estate agents suggest focussing on the living rooms, main bedrooms and kitchens as they are more likely to influence a potential buyer's decision.

Here's how to stage your home for a quick sale:

 

De-personalise the spaces

Prospective buyers need to visualise the home as their own and picture themselves living there. Remove all personal items like photos, knickknacks, toys, tools and anything that's hanging on your fridge. Clothing should be stored out of sight, bathroom counters clear and depersonalised so that buyers can see how they will fit in these spaces. 

 

Be clutter-free

Clutter takes up space, is untidy and makes the home appear uncared for and smaller. Your home should look like a blank canvas, so don't simply remove clutter only to dump it into the cupboards but pack it away neatly. Buyers will open cupboards to check the storage space available. Rearrange your furniture and remove any surplus so rooms don't look cramped. The idea is to define each room so buyers can see how they can make the most of that space.

 

Clean like never before

Spring clean every inch of your home. A squeaky clean house indicates that the property has been cared for. Buyers will look everywhere - under sinks, inside cupboards, inside the fridge, even for dust on the blinds. Sanitise the drains in bathrooms and the kitchen, floors must gleam, windows must sparkle and carpets must be washed, stains removed and deodorised. Don't miss a spot!  

 

Fix and repair 

Now's the time to attend to those overlooked chores! Fix and repair anything that's broken, scratched or has holes. Refresh walls with paint if necessary but use neutral shades to make the room look bigger and brighter. Eliminate any signs of ageing so buyers see the property as well looked after.

 

Gorgeous garden and sparkling pool

Don't skimp on the garden. First impressions count and the garden is usually the first view of a property that buyers get - mow the lawn, trim the hedges, turn the flower beds, de-head spent flowers, add eye-catching colourful plants and remove any leaves or debris from your swimming pool and make sure it's sparkling. 

 

Appealing ambience

Add natural elements to create an inviting ambience - freshly cut flowers in strategically positioned vases, attractive potted plants - even at the entrance, wafting aromas from freshly brewed coffee, baked muffins or cupcakes. Sanitise the garbage bin and spritz the home with a light, delicate herbal (like lemon) spray. 

 

Lighting it up

On show days open all the blinds, turn on all the lights, pull back the curtains to make the house look bigger, brighter and welcoming.

 

The right listing price sells

Of course, it won't matter how beautifully you stage your home or how warm and inviting you make it, if it is not listed for the right price then it just won't sell.
