"All you want is a quick sale" - Bruce Rayne

How does one respond when a potential client says, "All you agents ever want is a quick sale"?

 
This happened to Tracey and I a while back when we were invited, by an owner of an apartment, to do a valuation of his property. 

Before we do any valuations, we do our homework and take our time putting together documentation to back up what we, in our professional capacity, feel that the property is worth.

Our client had bought their property in 2018. At that time the market was far better, and properties were selling for a higher price. He had paid the correct price for the apartment then, but unfortunately, it was too high for today.

As the economy and the market fluctuate, so too does the overall value of the property. This is regardless of location. With that in mind, we valued the property for far less than what he paid for it. And as you can expect, he wasn't too happy with it!

 

An increase in access to technology means buyers are becoming more investment savvy 

 

What one has to understand now is that buyers out there are pretty educated in terms of property values as they have access to all the property websites that we as agents utilise when we do our valuations.

 

Buyers are also few and far between out there. They don't care what a seller's financial situation is, nor do they care about my financial situation. What they care about is buying good quality property, in a good area for as little as possible.

 

What you have to remember is that the first six weeks of the marketing process is the most crucial. If a property is still on the market after those six weeks, buyers start asking themselves what is wrong with the property, and they generally stay away.

 

And that is why we have to hit the ground running from the word go! The quicker we can make a sale, the quicker the process, the less one has to stress.

 

It's only common sense

 

The idea is to get as many qualified buyers as possible through the property so that we can get the best price, in the shortest amount of time. After all, it's what you employed us to do...right? And the only way to do that is to price correctly with today's market in the back of your mind.

 

As such, it has worked time and time again! In fact, there have been numerous instances where Tracey and I have managed to push the buyers up and over the asking price!

 

Although it may seem a touch presumptuous to state, I have thought long and hard about that statement and now ask myself the question - "Do we, as agents, really want a quick sale?"

 

Well, quite honestly, I would answer "Yes of course I do"

And then I would ask the seller a question "Don't you?"
